Job Description at DMART :
- Position : Quantity Surveyor-Civil (Billing)
- Experience Required : 5 to 10 years
- Location : Thane, Mumbai – Maharashtra
- Department : Construction / Real Estate Development
Key Responsibilities:
Estimation:
- Detailed Cost Estimates: You will be responsible for preparing detailed and accurate cost estimates for construction projects. This includes calculating the costs for labor, materials, equipment, and overheads. Your estimates will be foundational in setting the project budget and ensuring financial feasibility.
- Project Analysis: Analyze project plans, specifications, and other related documents to determine the scope of work and resources required. This involves a thorough understanding of the project details and requirements.
- Collaboration: Work closely with architects, engineers, and contractors to gather essential project information. Effective communication and coordination with these stakeholders are critical to obtaining accurate data and insights.
- Quote Evaluation: Evaluate and compare supplier and subcontractor quotes to ensure cost efficiency. This means not just looking for the lowest price but considering the quality and reliability of suppliers and subcontractors.
- Cost Database Maintenance: Maintain a comprehensive database of cost information and unit prices for materials and labor. This database will serve as a reference for future projects and help in making informed decisions.
Quantity Surveying:
- Bills of Quantities Preparation: Prepare Bills of Quantities for all civil and finishes works, including the Bar Bending Schedule (BBS). This requires precision and attention to detail to ensure all elements of the project are accounted for.
- Level Calculations: Have a thorough understanding of levels required for calculating excavation and backfilling items. Accurate level calculations are essential for maintaining project specifications and standards.
- Slab Knowledge: Be knowledgeable about different types of slabs such as Conventional, PT Slab, and Flat Slab for accurate BBS calculations. This includes understanding the construction methods and requirements for each type of slab.
- Historical Data Comparison: Check estimated quantities against historical data to ensure accuracy and consistency. This helps in validating estimates and improving future accuracy.
Billing:
- Final Bill Checking: Review final bills in line with Good for Construction (GFC) drawings, records, levels, and IS Codes. This ensures that all billing is accurate and reflects the work completed.
- Site Visits: Conduct site visits across India to verify bills with actual measurements taken on site. This hands-on verification is crucial for maintaining accuracy and accountability.
- Bill Verification: Ensure bills are checked along with Goods Received Note (GRN) quantities and as per work orders issued to contractors. This involves cross-referencing documents to confirm accuracy.
- Material Reconciliation: Have a comprehensive understanding of material reconciliation processes. This ensures that all materials used in the project are accounted for and discrepancies are addressed.
Project Coordination:
- Schedule and Timeline Preparation: Assist in the preparation of project schedules and timelines. This involves coordinating with various departments and stakeholders to ensure that the project progresses as planned.
- Progress Tracking: Support project managers in tracking project progress and identifying potential cost overruns. Timely identification of issues allows for corrective actions to be taken.
- Project Meetings: Participate in project meetings and provide updates on financial status and billing issues. Effective communication during these meetings is key to resolving issues and ensuring transparency.
- Compliance: Ensure compliance with company policies, industry standards, and legal requirements. This includes adhering to safety regulations, quality standards, and contractual obligations.
Qualifications:
- Education: A Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or a related field is required. This educational background provides the technical knowledge needed for the role.
- Experience: A minimum of 5-10 years of experience in estimation, quantity surveying, and billing in the real estate or high-rise construction industry. This experience ensures you have the practical knowledge and skills needed to succeed.
- Skills:
- Proficiency in estimation and quantity surveying software such as AutoCAD, MS Excel, and CostX.
- Strong analytical and numerical skills to perform accurate calculations and analyses.
- Excellent communication and negotiation abilities to effectively interact with stakeholders.
- Detail-oriented with a high degree of accuracy to ensure precision in all tasks.
- Knowledge of construction methods, materials, and legal requirements to ensure compliance and quality.
