The Role: Cost Manager / Quantity Surveyor – Data Center Construction

We are seeking a highly motivated Cost Manager / Quantity Surveyor to support a large-scale, mission-critical data center construction program for one of our key clients in Dallas, Texas. This anticipated opening is an excellent opportunity for a detail-driven professional who thrives in client-facing environments and has a passion for commercial management.

In this role, you will serve as a trusted advisor to our client, ensuring project costs are effectively managed from concept through completion. Your work will directly impact the financial success and performance of high-value, complex data center projects—one of the most rapidly growing sectors in the construction industry today.


What You’ll Do

This is not just a back-office role. As a Cost Manager / Quantity Surveyor, you will be actively engaged with both clients and project teams throughout every stage of the construction lifecycle.

Pre-Construction Responsibilities

  • Develop cost models and estimates during feasibility and concept design.
  • Provide early-stage cost intelligence, benchmarking, and value engineering input.
  • Support procurement strategy, assist in drafting contracts, and participate in negotiations.
  • Offer insights on design options that balance performance and budget considerations.

Construction Phase & Post-Contract

  • Monitor and manage project budgets, ensuring alignment with approved financial plans.
  • Lead cost control processes including change order analysis, risk assessments, and contingency tracking.
  • Review contractor pay applications, ensuring accuracy, compliance, and transparency.
  • Prepare and deliver clear, concise monthly cost reports with financial forecasts.
  • Track project cash flows, including Construction in Place (CIP) reporting for finance teams.
  • Oversee commercial change management while maintaining accurate documentation.
  • Support project audits, financial close-out, vendor negotiations, and lessons learned reporting.
  • Benchmark actual costs for future project planning and continuous improvement.

This role is critical in balancing the technical demands of construction delivery with the financial discipline required for successful outcomes.


Qualifications & Skills We’re Looking For

We are searching for a professional who not only has the technical know-how but also demonstrates proactivity, problem-solving ability, and excellent communication skills.

Required Qualifications:

  • Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, or a related discipline.
  • Proven experience in cost management for large-scale construction projects (data center or mission-critical preferred).
  • Solid understanding of procurement strategies, cost control principles, and contract administration.
  • Strong analytical skills and attention to detail, particularly in post-contract commercial management.
  • Excellent interpersonal and client-facing communication abilities.

Preferred Qualifications:

  • Prior experience in a construction consultancy environment.
  • Familiarity with MEP systems and large-scale infrastructure.
  • Progress toward RICS accreditation or similar professional certification.
